Help with househacking in potential areas

Hey all, im looking to relocate to either the Columbia SC area or the Charlotte/ Raliegh - Durham NC area. I would really like to househack in one one these areas but am really unfamiliar with the areas where this would be possible as im from Ny and never been to either of these areas before. I would prefer to have options to do either long or short term rentals, but would settle for either. I would like to be in a low crime, median income area, with decent schools. Could everyone give me some starting areas that i'd be able to drive through to assess my options ?
