CAP RATES in DAYTON OH and STRATEGY with OFF MARKET SFR and MF
One thing that interests me in real estate investing is that everyone has their niche, strategy and metrics they use in their business. I'm looking to discuss both my strategy for those who would like to ask and also discuss everyone else's strategy they use for investing in their investing business in Dayton OH or Cincinnati OH.
I've been hooked on investing for a while now. My business partner and I currently invest in small multi family, SFR, and also do flips and assignments/wholesales.
In our dealings with helping other investors we have found that some are happy dealing with B asset class performing at 6 caps or higher while we also find some others who are ok with dealing with D asset class properties that can perform at 15-20 caps.
Let's get into the nitty gritty and learn from each others strategies and what has been most profitable for them. We are always looking to collaborate with other investors.

@Jay Thoms - @Paul Moore is publishing a new book about self storage via Bigger Pockets, and he was kind enough to feature us in it. It is a great resource for understanding the self storage market.
Love to hear who your connections with the actual City of Dayton! PM is you can.
