Deal or no deal in Youngstown OH
I'm contemplating to carry a $50K note with decent interest that is against 3 SFH in Youngstown, OH. (near East High school) Since I don't know anything about this market, I'm hoping for opinion from someone that knows more...
Just googling this I don't want rentals in this area. However those properties are rented and managed and I get to carry note with 2 year balloon. Not manage them.
Here is my dilema. If things go south and I have to foreclose and take over, can I get rid of this and recover at least $60K? ( assuming it would cost me money to go through the process)
They are fully rented and gross is $1450 so I'd hope someone out there would take this ROI. My estimate is they are worth $30K/each so $90K total but would this be sellable?
Again, I'm not looking to keep any rentals in the area, only looking for back up plan on a deal. Hoping to get opinion from someone familiar with this market.
