North Carolina lender questions

Hi all, I don't seem to fit neatly into one of the NC subs so I'll post this in the general forum -

I'm interested in learning more about the lenders other investors are using to do cash out refi's on SFR's that are non owner occupied. My strategy is to BRRRR in buy and hold in general but I do like to leave equity in a property as I can. The biggest thing I'm running into right now is the 6 mo "seasoning" period before I'm able to get a 70-75% LTV refi. While my relationships with existing lenders are good and they like what I'm doing, it seems like I'm missing something. Recommendations appreciated!

BTW, I'm in the central NC/Piedmont Triad area south of Winston Salem. 

(1) Do you have a lender that will waive the seasoning period on non owner occupied and offer 70-75% LTV refi?

(2) Can you recommend a portfolio lender that services this area?

(3) Also, is it possible to find a lender to finance a property that I would sell "owner financed"?

(4) How do you work with these requirements?
