landlord insurance companies for NJ townhouse/condo

Hi,

I am trying to find landlord insurance for a south NJ townhouse and North NJ condo.  The condo is on the waterfront across the Hudson River so State Farm would not issue a policy for that property due to flood risk.  Met Life/Farmers won't insure unless you insure your primary residence with them and they refused to insure our primary residence due to earthquake risk.  Does anyone have any landlord insurance companies/agents they recommend for NJ (especially regarding claims handling)? 

I searched Bigger Pockets first but the only post I saw was 3 yrs old and mentioned Allstate - saved money on the premiums.
