Prices keep rising... it's a sellers market... signs of a bubble are pervasive but.. is it a bubble or has the market changed permanently.... thoughts?

To follow up on that, we have to remember to invest in deals, not markets. There is good and bad no matter where you look, deals to be made and avoided everywhere.
