Any lenders funding under $50,000?

Any lenders that's able to make this happen?
Consider selling the property to an investor with 30%-40%+ down, and hold a 8-10% interest rate note for the remainder. Then once seasoned sell the note to another passive investor. You won't get all your money out at once, but 6-12 months down the line you will recoup all your investment and a nice return.
