BRRRR Investing with No Income or credit

Hi Everybody,

I am 18 years old from New Jersey and I want to start building my rental portfolio. I have saved up about $80k and I am trying to figure out the best way to utilize the BRRRR method. I do not have any income at the moment, and I am working on building credit. However, my father is looking to retire in the next year, and he will be paid a pretty good amount of income every year from his retirement plan. He also has over 500k in equity on our house, and I am trying to get him into the game of investing because I'm sure we could make it work. I already have a plan of attack for finding the areas I want to invest in, but I am wondering how I could qualify for a loan and be able to cash out refinance after buying a property. I'm not sure whether or not I would be able to do this strategy without the help of my dad cosigning on a loan. My head is sort of all over the place on what way to get started in this, but basically the way I have narrowed it down to is by my dad and I finding our first property, then him cosigning on a mortgage in my name, fixing up the house, getting it appraised at a higher value, then going back to the bank and doing the same thing over and over again. Does this sound like a good plan or is there a better way? I may be on the right track with this, but if anyone has any other ideas/suggestions for me I'd love to hear!
