Question about Co-Wholesaling a property with no price?!

Hi Everyone!!

I am a wholesaler from Jersey and I am looking for advice.  Yesterday a wholesaler from a different state reached out to us with a property in Jersey he wants to sell.  He gave us all the information but there was no price.  They wanted to see how much someone would pay for the property.  He mentioned that the seller is extremely motivated because he needs the money for bills.  Come to find out that he doesn't have it under contract (I guess because there is no price!?).  The wholesaler did have the property under contract a couple weeks ago with a price but it didn't sell.  Now, he wants investors to give him numbers then I guess go over with the offers with the owner.  I'm not quite sure how to approach the situation.
