First Owner Occupied 2-Family Home - How Should I Analyze?

So, this is going to be my first home, a 2-family in which I will be living for the first 3 or 4 years. Should I be looking for strictly a fixer upper? Can it be a house in good condition which I can make some upgrades (NOTHING MAJOR) to bring its value 10-15% above the average on my block? Should I be looking for a home that will have rents providing for a certain DSCR? What do you all find more important in that first 2-family home?
