New Brunswick Market

Good morning BP!

To this point I've invested in rentals in Hamilton and Trenton, but want to expand and learn the New Brunswick market. I know lots of people do student rentals, but I also know there are many other parts of the city, some which may or may not cashflow well. I'd like to learn which areas to target, and which to avoid, etc. 

Is anyone here actively investing (or can provide an introduction to someone) in New Brunswick, NJ  willing to meet up to discuss real estate?
