Closing cost...

Hello Bigger Pockets family. I'm wondering if anyone could help me out? My question is what area the closing cost when I assign a contract to my cash buyer and they close with an attorney? Also whats the closing cost if they close with a title company? I'd like to know so that I can work that number into the initial purchases price. ( The A-B transaction). 

If the house is $100,000
