Wholesale Property in Franklin NH

I am currently working with a motivated seller on a property located in Franklin NH. I am from Mass, and was hoping to do this deal virtually. However, i am not familliar with this area. it;s a two bedroom one bath single family home. the owner is asking for 60K, and the estimated value of the house is about 119,000. Anybody familliar with this area?
