searching for investor properties...help!

I am a buyers agent and I have an investor client who is looking for homes in distress to flip. He is looking for those homes that are not listed on the MLS where they are widely seen and have several others after them. I know these types of homes are out there, not on the MLS...I just don't know where to look. I have never worked with these types of homes or an investor client before. Do you have any tips on how I can educate myself on this type of sale, where to look, who to talk to? I know there are auctions but I just don't know how this all works. Any help or tips or links are greatly appreciated!
