50% Rule in Middlesex County

Hi all, 

I've been conducting my research for a while and read a few posts on BP suggesting that the 50% rule (of thumb) may not apply to all areas of Massachusetts. I'd like to get a bit more specific: For a $400K-$500K 4 unit MF in Middlesex County, should I expect properties to meet the 50% rule? I understand it's a guideline but I'm interested in how often these types of properties in the area meet the criteria.
