Multifamily buildings in Marlborough Ma

Greetings and Salutations MA members, 

I'm starting the process of selling my condo in DC for a multifamily in MA. I'm currently targeting Marlborough. Thought I'd turn the BP community and seek any advice before tackling this. 

Background: I'll be performing a 1031 tax change to use the proceeds from my condo sale to fund this purchase. I've been renting my condo there since 2012 and acquired an additional condo for mixed investment/personal use in Maine in 2015. This is the biggest jump yet, to a multifamily - ideally, a 4 unit building.
