Hi Matt, 

What part of Mass are you in? I'm also in MA and about to be at 17 units all in MA. Happy to chat sometime if you like. 

I started back in 2012 with a 2 bedroom condo my wife and I purchased to live in. 3 years later, we moved and rented that condo out. This was before I knew anything about renting, or even biggerpocktets.com. Figured how hard can it be? 

Well, the answer for me, not that hard - the law almost spells out what you need to do. Follow it, and everything runs smoothly.

This thread is nearly 5 years old.... I respectfully disagree with you, and your assessment that redfin will 'kill real estate agent business.' 

Redfin has pros and cons, just like any business. At the end of the day, this is just another business model. Choose the one that is best for your needs. Good luck!

As Eric said - some will. It depends on the banks portfolio and what risks they are willing to take.

Greetings and Salutations MA members, 

I'm starting the process of selling my condo in DC for a multifamily in MA. I'm currently targeting Marlborough. Thought I'd turn the BP community and seek any advice before tackling this. 

Background: I'll be performing a 1031 tax change to use the proceeds from my condo sale to fund this purchase. I've been renting my condo there since 2012 and acquired an additional condo for mixed investment/personal use in Maine in 2015. This is the biggest jump yet, to a multifamily - ideally, a 4 unit building.

I use eRentPayment.com for my unit. I like this option as it is only $3/transaction. Rent is automatically withdrawn from my tenants accounts on the 1st and auto deposited into mine about 5 business days after.

Small claims court is the easiest way to move forward. However, you mention that the lease was a "complete joke." I'm assuming the lease was countersigned by the previous owner, thus, you don't have a valid lease with these tenants.... which, might make small claims court a little more difficult. 

I personally would call it cost of doing business/cost to evict someone and move on. Now you have a fresh start and can hand pick your new tenants with better lease agreements. Perhaps this is best considered an avoided risk?

Nice, quick and to the point. 

One think that I love to see is floor plan layouts. I find this eliminates any surprises and weeds out people that the layout will not work for/not what they are looking for. This is a plus in that it saves you some time.

I actually used Redfin to purchase my current home, however this was before their evaluation tool. I look at it often in my search for a new home, and find that I tend to agree with the eval almost 95% of the time. 

I feel that I know my town well, and know the comps in the area as I have been watching for the past 12 months. 

With anything, I find the more SOLD comps Redfin has to work with, the more accurate the tool is. You should be able to click on the estimate, and it will bring up the comps it used.
