New to REI in DMV area

Hi all,

I'm looking to start investing in real estate in the DMV and am here looking for advice, suggestions and connecting with people doing the same in the area. I moved into a rowhouse in NE DC last year with a basement apartment and have been doing well renting it out. While it's not practical for me to invest in rentals in DC, I am looking to invest anywhere in DMV area that makes sense (lower cost & positive cash flow) - BRRRR is of interest to me but I would be open to exploring any methods of investing to build a portfolio of cash flowing properties. I have steady access to capital for investing and am able to self-manage/be very hands on.

Lets connect! I live in NE DC too - I've been investing in rental properties (mostly in Maryland) since 2018 and have since accumulated a portfolio of 32 rentals. I also operate with very-hands on approach with no management companies involved yet.
