Where to Network with RE Investors in the DC area

I live in Montgomery County, and am looking to purchase my first cashflowing rental property in either MoCo or upper PG county, within the next 8-12 months. I am looking to network with local investors in order to raise capital. So far the only congregation of real estate investors in the area that I've found is DCREIA. My buddy & I are planning to attend one of their meetings next month. Any other suggestions, please post here. I am a novice investor but have a strong, stable income and very little debt.
