Question about selling a house with a wrap

A few years ago I sold a rental with a wrap.  Due to the buyers (now owners) credit and self employment he cannot get a loan so he wants to pay off the property in full.  He owes me around 89k and my loan is around 48k.  Can we just take care of this at an attorney's office or will we need to go through a title company?

Tell him you are sorry if he does not trust you but that is the only way it is going to be done .  There is no negotiation  with the way this is going to be handled . 

The only way you might be able to do it is if you go with him to his bank and you see him physically getting a cashier's check from a teller.
