how to structure this deal

Hello I'm in need of some advice I recently set up a deal with a seller for 28k with the intention of wholesaling the deal.

i just received a call from a potential buyer who has 20k to put down and want to finance the remainder 8k. My question is how to structure the whole deal where i could get paid up front and get out. thanks for any help in advance
