Cash Out Refi On Primary Residence To Buy Investment Property

I would like to hear feedback from any personnel who have done a Cash Out Re-Fi on their primary residence to purchase an investment property.

I would like to hear some of the pros & cons associated with this strategy and how successful or unsuccessful this route has been from anyone who has done this.
