Paying the renter's agent for lease by owner

Hi BPers, I am using the Zillow rental manager for the first time to list one of my rentals. Previously I used to list thru an agent who used to charge me some percent of first month's rent. The commission I paid used to get divided 50/50 between my agent and tenant's agent. Now I am getting calls from agents saying that they have clients interested in the rental and if I will be paying the agent's commission. So the question is - Do you pay the tenant's agent's commission if you list the property yourself? If yes, do you pay a flat fee or certain percent of the rent? If you don't pay the commission, do you clarify that in your listing or is it a good idea to wait and see the application first?
