Quitclaim Deed Scenario

Hi I have a scenario I need help with..

A relative of mine plans to quitclaim deed a house to me, but there is a judgement lien placed on the home.

I have spoken to the creditor who placed the lien on the home and they have agreed to settle the lien to where I can just pay them directly since I will be receiving the home from my relative.

Should I use a title company even though I know the condition and history of the home? Should I have the house signed over to me first before I pay the settled price that I now have with the debtor? Can I do all of this paperwork on my own and avoid a real estate attorney ?

Looking forward for some expert advice.
