My thoughts on David Green’s latest podcast.
So I was just watching the replay of the latest webinar by David Green. I cut it off when he was saying to calculate around $60-$80 per month insurance for a $400,000 property. He was also saying typical closing cost is between 1% and 2% so he is going to calculate 1.3%. He also was saying property management was 8%. Taking all the lower numbers when Calculating expenses and then turning around and taking all the higher numbers when calculating income in order to create extra enthusiasm for newbies is concerning. I could say more, but I’ll stop there.
