Not just reading books advice

Hey guys

I’m currently reading through the bigger pockets selection of books right now and I am in college. However, I don’t want to just be the friend who brags they read a book a week but doesn’t apply anything. With that being said, what are some things I can start doing right now as a college student at 20yrs old that would give me skill development in any area pertaining to real estate(accounting, practicing analyzing deals, how to videos of common maintenance problems I will have to fix at a house). I’ve printed a Sale of agreement and went through to understand all the clauses and that helped a decent amount. Thank you for reading and thank you for any replies.
