Purchasing for a transitiional home

My name is Isaac and I live in the Bay Area. I’m currently saving capital and educating myself on different strategy to invest. I work closely with a friend who is looking to purchase a property to start a transitional home. This is my first deal and I am excited to help find this property. I would like to find a brrrr but not sure if that strategy would work given that my friend will most likely purchase with a grant. Idk if I can find a property to brrrr, do the rehab myself and get part of the equity... I’m not even sure if that makes sense. Or thinking maybe I can do a whole sale deal together. Looking for advise and a property in the Bay Area! Please reach out.
