Question about first investment

Hi, I’m really new to investment properties, I’ve been looking for investment properties but not a whole lot of things to look for. I have a few questions :-

1) What is everyone's feeling about getting a condo with a HOA as a first rental property, so the house is going for 138k, the properties around the neighborhood are selling for 175-180k but the house needs a lot of work including rehab on two & half bathrooms, kitchen, whole house needs new flooring it's gutted right now & also few cosmetic work.

2) How do I find cash for this property to purchase and rehab?

3) Is it true you need 25% down payment for investment properties?

4) Anyone know any contractors who are good and reliable in the northeast area?

5) Is Northeast Philly good investment area? Specifically looking places close to Philadelphia Mills mall.

6) Which property management company is around northeast area?
