Any crazy experiences house hacking?

This passed year a friend of mine decided to do the house hacking situation with renting out the fully renovated basement. IT WAS AWESOME for him! Living rent / mortgage free really helped create more capital. With that said.... about 10 months into the lease, the amazing couple he chose as tenants decided to split up. The girl decided to move out. No skin off his back as long as the boyfriend continued to pay rent for the final two months. Less than 60 days away from him moving out... the boyfriend got obliterated drunk and crashed into the front of the house. THANK GOD the damage was minimal but one hell of a way to destroy your lease. Curious if anyone else has had any crazy stories!
