Any advice about my next step?

Hello BP!

I am choosing a new career path and would like some advice.

I want to find a career that will become a tool I can use as a real estate investor, because eventually I would like to become a full time investor. I have narrowed down to obtaining one of three licenses: Appraisal, Residential Inspector, or Real Estate.

Any recommendations as far as what skill set will best serve me in the near future? Also, I live in Houston, TX, so if anyone has a school or online path they would recommend I would greatly appreciate the guidance!
