finding property owners

can someone please help me out. I find distressed properties like every 5 seconds, but sometimes its almost impossible to find the owner to the house or when i think i have found them the phone number is outdated if there is anyone who can tell me the answer to this problem please help me out because this is an ongoing problem. thanks in advance
