Can a venue serve as a real estate investment property?

Hey I’m learning about real estate investing and I was curious to see how can I make a space more productive. A friend of mine wants me to help him get into the nightclub business. I’m curious if I can merge our interests and buy a venue with an real estate investment perspective. Any thoughts, ideas or feedback will be greatly appreciated.
