Mid Century Modern House Roof

Hello BP Friends, I have just purchased a cool MCM from an auction. The roof is a 2 on 12 pitch, which is typical to the architectural design of MCM homes. The house presently has 2 layers of shingles and there is a leak over the bathroom. I have received an estimate at $10k (this is in Sheffield, AL) for bitumen a commercial grade material. The company that gave me the estimate told me that the house should never have singles due to the slope. This being a rental, should I go with the bitumen or be more economical with shingles? What would you all do?
