Hello, My name is John
I am from CT, but am currently traveling with my soon to be wife in a few weeks for her job before we settle down in Raleigh, NC.
I am very new to this, I spend most of my days, and all of my nights reading books, on this website and others attempting to learn. I just wanted to share with other beginners my view and approach to perhaps offer an other wise unknown resource.
I am 29, I have been traveling since high school, I have been following the dream of Professional Cycling as my living. Now that I am an old man, and can no longer do this full time I am pursuing this. I have always had an interest in Real estate (during the winters when I could not race, I was a Mortgage Broker in CT).
I now have met the woman im going to marry and have been traveling with her for the last year. As far as knowing that im going to need to take care of her, and not having much money from racing I have spent alot of time analyzing all the info that I come across. So..sorry about the intro, just wanted to disclose I am the furthest thing from an expert. This is what Ive learned...
A) There is no way to get rich in Real Estatein two weeks, get used to it. You can make money in two weeks...AFTER you have educated yourself and put a sizable foundation of work under your vision...which you must have.
B) You do not need to search the internet for help kits or mentoriing programs from people that advertise they are millionaires from real estate. You will spend money and time you dont need to when you could have been more productive with it instead. Barnes and Noble and Borders can be used as a Library full of useful information, buy a coffee, sit down with a stack of books and read until one stands out to you. Not every book will click with every person. I found one tonight called The Pre-Foreclosure Property Investors Kit. Tremendous amount of real information. Again I dont have alot of money...so I sit down and read.
C) Use this website, you can spend more time than your eyes are able to just navigating around all the forums. Find what your looking for (Wholesaling..Shortsales..Buy and Hold etc..) and stick to that...thoroughly. Reading Buy and Hold techniques doesnt amount to a hill of beans if your wholesaling. DO NOT be afraid to ask question...you wont know unless you ask...seems simple.
D)Immediately go to the Networking area, find people in your area. As your searching for people in your state, remember..you can have 10 colleague requests at a time. Use them wisely. It seems to me you dont want 10 other investors on your list, what will they do for you? Add a couple of investors to network with, then...look at the drop down list of who to search. Perhaps...an Attorney...Escrow Officers... Realtors...Handymen (who are going to buy your flips, or wholesales?)...Get a rounded group of people together for the stages of your business youll be doing.
E) Sign up for things like RealtyTrac and ForeclosureS, you can sign up for a fee and search properties anywhere you want. Helpful.
F) Dont start searching for deals until your educated on the process of your venture. Im not saying you need to know the all the details, thats what this site is for. Im just saying know what should probably come next and how to get the ball rolling. You dont want to lose a deal due to lack of knowledge. Get the ball rolling and remember to ask questions.
