Help on Military - owner occupied

We own a home in CA but are currently stationed in TX with the military. We'd like to refinance. Can we re-finance as owner-occupied even though we have the CA house rented out? The reason we moved was the military. Even thought the house is currently rented out and technically an 'investment' we'd like to refinance at the much better owner-occupied rates. Anyone have any info on how to do this? Can the military aspect help us out? Thanks.
