Here on Bigger Pockets we get a lot of newcomers who have a desire to be real estate investors but have not laid the proper foundation. The first thing to do before investing in anything, real estate or otherwise is to get your own financial house in order. Financial guru, Dave Ramsey, has written a book on how to do just that. His book, The Total Money Makeover, can help people get a handle on their personal finances and live a better life as a result.

Prior to becoming a real estate investor I was a Certified Financial Planner (CFP) for more than 15 years. I dealt with a wide range of clients from those who were just getting started to those who had achieved great financial success. Those who had done the best seemed to be those who had a handle on their own personal finances. Part of that was keeping debt to a minimum and living well within their means.
