For Those You Use There Garage For Your Business, Want a Shop?

As a former contractor and knowing some friends in the business I have started to embark on an idea of renting out shop space for contractors. I have some unique thoughts but wont give away all my ideas. I am wondering what size shop could you use? What would you be willing to pay, with and without utilities included. For those of you that use your garage what would it take to get you into a shop in terms of pricing and size needed? I have Ideas but wanted to reach a broader audience thanks in advance.
