Have you noticed the change?
The real estate deals analysis here on BP are not nearly as "entertaining" a read, as they were a few years ago. I can recall reading endless posts, of people asking to have their crazy deal analyzed. "I want to buy a $200,000 home, put 40k into it, and rent it for $900 a month. What do you think?". Those were the days; the days of loose lending practices, that fired up a lot of gamblers. More recent posts are more competent.
Maybe like going to cockroach races only to see a cockroach crash, I kind of miss those posts,yet, at the same time knowing it is a very good thing all around that they are less frequent.
