Hi, I am a new investor. I have  some cash to put down on a rental to buy and hold and looking for cash flow .  I plan to rent it for a year then move into the house and rent the one I am in now. Looking for a safe conservative town near community colleges and lower property tax than Texas. What would be the best loan strategy.  Im do not want to purchase above 200k. I am also looking for a coach who I can consult with?
