New to real estate investing in Canada

I'm new to real estate investing, don't have good credit, and can't afford a down payment. I've been thinking about other ways to start a real estate portfolio. I've been thinking about real estate tokens from Real-T, Lofty, or Real estate investment funds like School of Whales. Looking for some advice. If anyone has any I'm open to any suggestions or help.
