Eviction of Section 8 tenants (Lawyer recommendation)

Hello everybody, 

      It is likely that I will need to evict section 8 tenants and hire a lawyer. I do however have questions that I haven't seen answered within the MA context. 

1. I have heard that RCAP or RAFT application would delay the eviction process anyways, so what is the point of hiring a lawyer if this needs to happen first? I understand that some have commented that hiring a lawyer will force tenants to apply, but then there are the lawyer fees to pay, so what's the point? Tenants could theoretically "rinse and repeat" not paying rent and then having me go through lawyer and pay for that fee. Since I am weary of the "rinse and repeat" situation, couldn't I just evict them for no cause (and that would be more of a guarantee)? 

2. I do want recommendations for a good lawyer. I had a conversation with a lawyer recently and he wasn't disclosing major details like how courts would delay evictions because tenants should apply for rental aid first. I didn't hire him because he wasn't completely honest. So I need a lawyer that is honest and would be very effective in a timely manner in a post-pandemic situation here in MA.
