Savings Accounts with Higher Returns

Hello! My husband and I are working on budgeting and saving up capital to invest in our first real estate deal. We plan to buy something within the next year. Anyone have advice on a great savings account option that offers a higher return than a typical savings account? I know returns aren't great right now with the current market but looking to maximize our return as much as possible. Online or standard banks will do. Looking for any and all suggestions. Thanks!
