Driving for Dollars , Buffalo, NY

I've been driving by this house for weeks now, daily.  Ive noticed the house is in poor shape. It needs a new roof, windows, paint job, etc. The grass is overgrown and the upstairs apartment is empty.  I had a strong feeling that it was owned by an elderly person.  As I did my research on a reserve address lookup, I was right.  A man, age 81, owns the home.  I've gathered that he doesn't have family living here, they are out of state.  We are not interested in displacing this person, whatsoever, looking to make an agreement for him to stay until he passes. However, we would love to purchase the multifamily home.  How do I go about this?
