Current flaws in my plan

So I will be getting out of the military in about a year and half. The house I currently own I bought during the remainder of my last three years in service. We have been doing a ton of remodeling since moving in. I want to do a 1031 exchange off my current house and into a short term rental property. But with the me moving the family back home we are struggling to find the best option for where to live. Like do we just buy another house? Can we buy a house if we have another loan open on our STR property? Do we rent out an apartment? Just unsure what the best step is moving forward. Any suggestions?
