Buying someone out of mortgage

Hi All, 

My brother and I bought a house in 2020 and we are both on the mortgage. Since then we have developed relationships and are contemplating one buying the other out of the mortgage. How does this process work? Will the mortgage lender allow this as both of our income was considered when we secured the initial mortgage? Does having a renter help my case if I were to buy him out?

Any advise is greatly appreciated! Thanks
