The Good, The Bad, and The Ugly of Wholesaling

I'm new to investing and have self-imposed a date of July 4th to secure my first rental.  I have cash for a purchase but it's a minimal amount and I'd rather preserve it best I can for my own emergencies/6 months of expenses given my line of work at my W2 job - Firefighter.  That said, I'm interested in the notion of wholesaling to raise enough capital separate from the lump sum I referenced above.  My problem is that I don't know what I don't know. I have some questions to those out in the forums:

1) What is the good, bad, and ugly of wholesaling?

2) Recommendations to teach myself (books, videos, people)

Thanks in advance any help is appreciated!
