Commercial real estate lawyer in Arizona

I am looking into a car wash for sale in my area. I have a cousin that has owned successful car washes up in Washington state, I live in Prescott Arizona. He suggested a bunch of stuff but the biggest was to get a real estate lawyer to look into the property because there could be leans or other issue like the property being on an old gas station property which can be a big issue. I was wondering if anyone knows a good one in my area and whether anyone else has purchased a car wash as an investment? What are some of the pitfalls I might be in for?
