I’m looking to buy my first investment Property

So I have two questions the first one is #1 I'm not having a problem securing finance for an investment property the issue is if that property is going to be in an LLC I'm being told that Freddie and Fannie only sell to individuals and not LLCs, I'm also being told that if you buy as an individual and then move it to an LLC they can ask for the loan to be paid in full

#2 if I was to buy the investment property cash how would I go about pulling the equity out of the property without completely selling it?
