Mandatory On Site Property Manager in KS?

Hi All,

A buddy and I looking into a 41 unit in a suburb in KS. We were looking at the annual expenses and the current owner has an on-site property manger and pays a separate management fee. It seemed odd that you would need to have both someone on-site and another expense for a management company. Seems to me you could just find have a property management company manage the property without having someone onsite.

Does anyone know if there is a legal requirement in KS that requires an onsite person if it exceeds a certain number of units? I know in CA they have this requirement if the property exceeds 16 units.

Thanks,

Mark
