Investing in Indy suburbs?

Hi there, I work as an agent but also rental property investor myself. After talking with some experienced investors with 100+ doors, I've begun to consider investing in highly stable, low turnover areas. These experienced investors pointed out that homes in the suburbs tend to be newer and have tenants that protect your asset and don't vacate as quickly. Even though on paper they might not look like as great CoCROI or Cash Flow, they tend to be better in the long haul. 

My question is, what do you guys think. Should I focus more efforts in the suburbs? What has your experience been like?
